3 Things You Need to Know Before Buying New Construction in Wake Forest or Triangle Area

Buying a brand-new home can be exciting, but there are a few important things that many buyers don't realize before getting started. 

If you're considering new construction in the Wake Forest, Apex, Raleigh or Triangle area, here are three key things to keep in mind before signing with a builder.  

  1. Builder Contracts Are Very Different

One of the biggest surprises for buyers is how different builder contracts are compared to standard resale contracts. 

In North Carolina, most resale homes use the standard Offer to Purchase and Contract (2-T).  Builder contracts, however can be 40-50 pages long and include very different terms, timelines, and protections, primarily for the builder.  

That's why it's so important to understand exactly what you're agreeing to before moving forward.

 

2. Incentives Aren't Always the Best Deal

Builders often offer incentives like closing cost assistance or rate buy-downs, which can sound very appealing.  However, these incentives don't always mean you're getting the best overall deal.  Sometimes they come with higher purchase prices or restrictions on lender or closing attorney choices. 

It's important to look at the full picture, not just the incentive being offered. 

3. You Still Need Your Own Representation

Many buyers assume they don't need a real estate agent when buying new construction, but that's not the case. 

The builder has their own representatives looking out for their interests.  Having your own agent ensures that you have someone guiding you, answering your questions, and helping you make informed decisions throughout the process.  

Even with new construction, it’s important to have your own independent home inspection. Ideally, this should be done during the pre-drywall phase so you can see the structural components and systems behind the walls before everything is covered.

Buying new construction can be a great opportunity, but it's important to go into the process informed and prepared.
